We can manage your whole project from design to completion, co-ordinating the main contractor teams and specialist tradespeople throughout the design, planning consent and construction phases of your project.
Working with Structural Engineers, Party Wall Surveyors, Construction Contractors, and Building Control we will oversee the entire build and fit-out phase. Throughout the entire project we will regularly attend the site, managing any issues and technical decisions as and when they arise, providing assurance and peace of mind for our clients.
A typical project journey falls into the following four stages:
(Stage 1)
Discovery
We meet with you to discuss your aspirations for the upcoming project, exploring your requirements and discussing a range of potential options and design solutions. We use this consultation phase to gain a firm understanding of the site specifics & parameters, and will start to explore and advise you on how to best maximise the value of any upcoming work, whilst ensuring that the project will be in line with industry By-Laws and planning procedures.
Once we have completed our initial discovery work we will provide you with a fee structure and timeline prior to moving to the next stage.

(Stage 2)
Architectural survey and drawings
Next we will undertake an architectural survey to capture the position and measurement of all structural and aesthetic features of the property. When available any pre-existing site drawings and surveys will also be scrutinised. This process will ensure our technical drawing and structural plans are feasible and appropriate for the property and will be used as a key asset in smoothing the route through the upcoming By-Law and planning processes.

Design Drawings
From the outset and throughout the entire design stage we welcome and encourage client involvement. We will work with you to ensure that the finalised designs match your original vision whilst also bringing additional options to the dialogue to give you a full set of contextually relevant and pragmatic recommendations and choices. Our finalised drawings will match both form and function to provide a uniquely optimised, tailor made design solution.

(Stage 4)
Planning consent
We have a proven track record of achieving local authority planning consent, ensuring our clients property projects run smoothly and result in valuable long term investments. We ensure that our clients projects successfully navigate what can feel like a complex, confusing, and bureaucratic planning landscape. Utilising our in-depth knowledge and insight of local area policies we will liaise and negotiate on behalf of our clients with all relevant authorities to provide a clear route to planning consent success.
Building control
This process initially starts off with completing Party Wall concerns, followed by the engagement of the structural engineers to feed into the overal design of the build. We work with our engineering partners to finess the final designs in readiness for tendering and project build management. We engage with the building control authority who oversee that the works and services are compliant to current building standards. This stage is worked through prior to the commencement of the build.
